Pre-listing prep

Before a property goes on the market, the list is usually the same: fresh neutral paint, patched drywall, doors and trim cleaned up, exterior touched up so the street-view photo works, and the obvious deferred maintenance handled so it does not become a negotiating point.

Because our owner is a licensed real estate agent as well as the general contractor, that list is built around how the property will show in photos and how it will read to an appraiser and an inspector, not around a generic punch list.

We prioritize the work by what actually moves the listing. If you only have time for three items before listing, we will tell you which three do the most for the photos and the walkthrough.

Turnover and tenant-ready work

Turnover paint between tenants, wall and door repairs, trim replacement, cleaning up damage that came off the deposit, and getting the unit rent-ready without stretching the vacancy an extra two weeks.

For property managers with multiple doors, we can work from a unit list and handle several turnovers in sequence rather than one call at a time.

Inspection punch lists and repair addenda

Send us the inspection report. We will write up the items that fall in our scope, flag the ones that need a licensed specialty trade, and get the work done inside the response window so the deal keeps moving.

Flips and value-add projects

Full interior repaints, kitchen and bathroom updates, door and trim packages, and exterior refreshes on properties being repositioned. We will give you a written scope you can plug straight into a project plan.

Where a scope goes past a reasonable return, we say so. Overbuilding a rental is as expensive as underbuilding one.
